And if you know about problems with a house to "help greedy owners avoid getting their butts sued" you are required by law to disclose information. If you don't like your job and cannot earn decent money while being honest, get out of the field...there are good and bad in every field, I don't believe I have to state which side of that fence you seem to be on. Also in some states, it is even illegal for you to have certain types of personal relationships with those people you refer others to. Besides that your broker probably gets the most money out of your commision than anyone. Don't like it change something!!!!
