my wife and have poor credit because of some past debt that we've now paid off. In order to get a home loan, we're looking at a high interest rate. Will a cosigner with good credit lower our interest rate?

not always. It all depends on the program. You might want to shop around a bit to see if someone has a program for you and your wife either together or seperate. (yes loan officers hate this, but I am being honest)

Some questions to ask. Do you qualify for any special programs (1st time buyer, etc.)? Can you qualify for FHA loans (FHA does not use FICO scores but uses payment histroy)?

Are you referring to home equity loan(HEL)/line of credit (HELOC) or mortgage? If you are getting a HEL or HELOC, your cosigner has to be on the deed of the property since HEL/HELOC are both collateralized loans. If you are applying for a mortgage or refinancing a mortgage, then your wife and you should be prepared to add the co-signer to the deed, if you want the co-signer to help you get a loan with a better rate.
