Someone gave me a house and it needs extensive rehab. I've had it more than 6 months. The value is low because of the violations. I need a rehab loan to fix it, so I can sell it. Can anyone direct me to someone that will give a rehab loan to someone who's credit is very, very bad? I heard that if I have a house, I can get the type of loan I need. The house has no mortgage, but it has a small lien but was taxed by the county for violations. Please help. Thanks!!

Now you know why they gave it to you. I think you should probably bail out of it especially if you cannot afford to make the loan payments comfortably. Why not consider giving the house away to a charity and let them fix and sell it? You should then be able to take a tax deduction off the value of it. You may have to pay off that small lien before you do anything. Ask the community for assistance on any rehab organizations for community development. They will have the answers specifically for your city, state and location. Check with United Way.

You could probably get a home equity loan because if you default on your payments they will just take the house away.
