You do HAVE to pay the mortgage.They funded when they did & have nothing to do with the recording date. You would end up with lates on mortgages on your credit which would only hurt YOU! Title company should have recorded by now but there is not a problem with 30 days, happens all the time. You do own the house as of the day you signed the note/deed. The recording of deed is just for public record. Once recorded it goes back to the date of signing anyway. The only problem would be if you wanted to sell before recording. I would call lender & ask them to get the last one recorded- they can contact whoever is responsible- it is in their best interest to get deed recorded to secure their interest!!

YOU OBTAINED OWNERSHIP the day you closed and the day that the seller signed the General Warranty Deed.
You also have title insurance on the property.
Recording is NOT a requirement to obtain ownership. Recording is merely, recording. The only reason you record is to place a PUBLIC notice that you own the property and to establish a chain-of-title.
Nobody messed up....the attorney was just lazy but nothing he did was illegal.
