I am unsure if you can count his income; I would leave it off unless the loan does not go through, and then bring it up. Of course you can apply w/out him. be honest in that you are married; but state the home is yours. If he is wise he would want something in writing that he gets 1/2 the house in a divorce if you split... if your smart... you won't...

I was main applicant for my parents mortgage and my father was the co-signer. This was because they declared bankruptcy 15 years ago and it was still affecting their report. I don't live in the house or make mortgage payments - it is my father and mother making the payments and my mother counts as income even though her name isn't on the mortgage. These companies don't care where they get they're money from. It just needs to look good on paper. Go for it! Good luck!!

You can use only the income you want to use, all they need is verification of that income. They only ask for household income because most people want the most mortgage they can get. My sister and her husband used ONLY his income for their first home.
I think you can apply for a mortgage yourself. I do not see why they would MAKE him co sign on it..... many single people get mortgages everyday.... so why can't you. It might be a mortgage with less offers, like no money down and you might get stuck with a higher interest rate but I don't see why you wouldn't be able to apply alone.
Don't worry about the income, you can use what you want to use but call around to EVERYWHERE you can to check on applying for one by yourself. If they say no, ask why! Is it company policy or something else? There's got to be something to accomodate you.
