I've been looking about buying a condo or townhouse, and I have been looking at the MLS listings for my area online. I've seen a few places that I like, and I was just wondering if I just go when they have an open house to look at it, if that's enough, or do I need a realtor to set up an appointment and go with me? I personally think I could easily find something I love without having to have a realtor take me around to tons of places I don't care about. How much would I pay a realtor for what services?? My friend's mom is a retired realtor, and she would know whether what I'm looking at is worth the price, if I ask her. I have friends who have worked with some guy to get financing. I'm not sure if he's a mortgage broker or some independent guy, but I trust my friends, and if they say he is a good guy, then he is. Can I just work with him to get a loan and close on a place, or do I really need to involve a realtor?

If you want to avoid looking at a bunch of places you have no interest in, take control and interview a few until you find one that seems is on the same page as you are. If you chose to not have a buyers rep, the sellers agent will likely act as your agent and get paid double even if you refuse that person's services and you don't save any money. The finance guy can help with finance, and is likely licensed for it, but not licensed in real estate law. Although some states allow mortgage brokers to be Realtors too and even a few require it.
