3. As for realtors - many places that you may want to see are vacant & don't have open houses or the people who live there just don't have an open house, so if you only go to open houses you are limiting your selection enoumously.
4. With a relator you don't have to go & look at places you don't want to see, they work for you so what I did was sent listings w/ the MLS# of places I want to see & we went only to those places.
5. Some realtors give you deals on places you purchase, like a 1% rebate credited to you at your closing and home warranties in case anything breaks down in the first year of your living there.
6. You should not have to pay the realtors 3% commission, usually the seller has to pay that & only in very RARE cases would you pay the realtor anythign out of pocket. Make sure when you put a contract on a house that it stipulates that the seller will pay your agent's commission or do not agree to the contract.
So, in short..it really should not cost you anything extra & it will give you more options by using a realtor & shopping around for loans - the latter will most likely save you money.
Do I need a realtor?You only need a Realtor to purchase a house that is listed through a Realtor.....if the house is being sold privately you can just deal between you(the buyer) and the sellers
If someone has their house listed through the Realtor that is the way you have to purchase it(through the Realtor)
