If you are looking to buy and don't want to use a Realtor you need to buy it through private sales and should be looking at ads for homes that are not listed though a Realtor

you can look at the homes that have open houses but cannot purchase it with out the Realtor, you can both use the same Realtor

as far as funding for your new place you can see if that guy (the one your friends know) is lending money for mortgage purposes

if he isn't you might qualify for a first homeowners mortgage

you can shop around for a mortgage at any bank or financial institute
