A friend bought a piece of land from someone who sells online. This person and my friend had a contract in place. However, this person sold the land without telling the person they sold it to that there is a legal stake on the land. My friend has been paying this person directly monthly including all taxes and HOA fees.

This person has now stopped all communication with my friend. My friend is in a messed up contract whereby if a payment is missed by 30 days, the land is no longer theirs and all moneys paid are lost. So, this person no longer owns the land that they were paying on for the past 3 years, and we just don't know what to do. I know laws were broken, just don't which ones and how to enforce this contract. Another potential problem is that the "legal description" is slightly different than the TMK number. I fear we have been taken.

This has been thousands of dollars of a hard working person who has had credit issues and is the only reason for this messed up loan. HELP!

Contact the local police. Fraud is illegal. You're friend should have gotten title insurance.
